On these Pro Formas there will be a "Monthly Market Rent" figure used representing what PA Deals feels they will ultimately lease your property for to the open market. Since you will be making your buying decision on this "Monthly Market Rent" figure, they guarantee that figure, in writing, for the entire term of the first lease.
EXAMPLE: PA Deals shows you 123 Main St. with a projected Monthly Market Rent to be $1,000. If they were to rent the property for anything less than $1,000 per month, they will pay you the difference for the entire term of the first lease. So, if they leased the property for $950, not $1,000, PA Deals would pay you the $50 per month difference for the entire term of the lease.
