Please read this Terms of Use Agreement ("Agreement") carefully. By accessing this Web site and any pages hereof, you agree to be bound by the terms and conditions below. This Agreement contains an agreement to arbitrate all Claims and disclaimers of warranties and liability. If you do not agree to these terms and conditions, do not access this Web site.

PA Deals, LLC is a Pennsylvania limited liability company with its corporate headquarters in Harrisburg, PA. The focus of our website is built around selling real estate to investors. We are NOT real estate agents. In all cases we are either the owner of the property, a principal in the transaction or legal contract owner. 

Summary

PA Deals, LLC is NOT a licensed real estate agent, broker or salesperson. All of the real estate offered on the www.padeals.com website is either owned by PA Deals, LLC, a principal of PA Deals, LLC and/or PA Deals, LLC is the legal contract owner.

PA Deals, LLC is not a licensed lender and does make any type of loans whatsoever to any of its clients. PA Deals, LLC does however have affiliations with individuals who make private loans to PA Deals, LLC clients and if you wish to be considered for these types of loans and the properties PA Deals, LLC has for sale it is necessary to apply online using the Get Pre Approved form. When filling this form out you will be asked for personal information. Your information will not be sold or shared with anyone except the staff at PA Deals, LLC and any Private Lenders PA Deals, LLC is affiliated with. A credit report will be pulled in order to determine if you meet the PA Deals, LLC requirements. Only ONE credit report will be pulled per application.

Real estate offered through PA Deals, LLC is ALWAYS sold “as-is, where is” and there are never any warranties or guaranties of any kind. All profit projections, descriptions and any and all other information provided on each property is simply the opinion of the seller and is not guaranteed as accurate or reliable.

 

Placing a Deposit on a Property and Paying for Services Via the Website

In order to reserve a property on our website you must place a deposit on that property either via the website or by calling our office for further instructions. The deposit amounts range from $500 - $2,000. This deposit will be credited to you at 100% face value at the time of settlement. If for any reason PA Deals, LLC is not able to provide you with free and clear title or is unable to close for any reason your FULL DEPOSIT will be returned to you via Priority Mail within 5 business days of determining we can not close.

In addition if you have pre paid for any services offered by PA Deals, LLC such as the Rehabbing Assistance Programs and/or Marketing Assistance Programs and PA Deals, LLC is unable to complete the transaction for any reason your FULL payment will be returned to you via Priority Mail within 5 business days of determining we can not close.

Private Lending Services

There is no charge for using our Private Lending option. There is no application fee either. PA Deals, LLC is not a licensed lender and will not be providing you with the loan. PA Deals, LLC simply places your information in the hands of private lenders who, if approved, will make a private loan to you based on credit worthiness and financial stability.

You agree that all of the information you have provided in your Get Pre Approved form [Application] is true and complete. You authorize PA Deals, LLC to forward your information to its trusted network of individual private lenders. Your information may be forwarded to one of our private lenders if you elect to use our private financing service.  You further understand and agree that by applying on line for our program you are extending an express invitation for us or our affiliates to contact you by telephone at the numbers you have provided, and you hereby consent to any such calls even if your phone number is on the Do Not Call list.

If you have elected to use and/or apply for Private Financing offered by one of our affiliates you agree that PA Deals, LLC and its affiliates may pull a Tri Merge credit bureau report.

Services in General

All of the services offered by PA Deals, LLC are optional and are not required to be used by you. They are simply offered as an added feature for doing business with us. There are no guarantees made of any kind as to the effectiveness of these services.

Closings

Unless you elect otherwise all settlements will be handled by CT Land Services in Harrisburg, PA.

Ct Land Services is a licensed title company in the State of Pennsylvania. You may contact them at 717-236-5263 with any questions you may have. PA Deals, LLC guarantees that on EVERY sale they will provide FREE AND CLEAR title to their buyer insurable by a reputable title insurance company. Should PA Deals, LLC not be able to provide free and clear title all deposits and or other charges paid will be reimbursed to buyer via Priority Mail within 5 business days of being informed of this issue.

SECURITY POLICY
PA Deals, LLC uses extensive and sophisticated secure technology to protect your data and transmissions between you and PA Deals, LLC, and all of our affiliates.  Here are the highlights:

Transmission between browsers and our web server is implemented using Secure Sockets Layer (SSL) technology. This technology requires a SSL-capable browser such as MS Internet Explorer 3.0 (or later) or Netscape Navigator 2.0 (or later).

Your Privacy is Important to Us. At PA Deals, LLC, your privacy is our chief concern. We understand that you entrust us with your private financial information. Rest assured that we protect your privacy. Under no circumstances will PA Deals, LLC sell or share any personal information about you to or with any person or organization except: our Private Lenders Network. The Privacy Policy below describes the standards we adhere to in handling information about you.

1. Information We Collect. There are several areas on a PA Deals, LLC site where you may be asked to enter both personal and non-personal information. We DO NOT sell or share any personal information about you to or with any person or organization except our trusted Private Lenders.

  • Information we receive from you. When you come to a PA Deals, LLC site to complete a qualification form you'll need to provide personal and financial information such as your name, phone number, Social Security Number, e-mail address, income and other financial information depending upon your expressed loan or real estate referral preference.
  • Supplementary information.  When you complete the Get Pre Approved form at the PA Deals, LLC site, it may be necessary for us to supplement the information you provide with information from third party sources such as a National Credit Bureau Reporting Agency.
  • Information from the "Contact Us" section of a PA Deals, LLC Web site. You may contact PA Deals, LLC through the "Contact Us" feature. Participation in this area is completely voluntary and it is your choice whether or not you wish to disclose your personal information to us. 

2. How your information is used. We use the information you provide in your application to determine if you qualify for our affiliates Private Lending Programs. Lenders will also receive your credit history when they review your request..

  • Sharing information with our participating Lenders. At your direction (when you click on the "Submit" button), the information that you provide to us on the Get Pre Approved Form will be sent through the PA Deals, LLC system and presented to up to two [2] participating Lenders who offer the types of loan products described on the website. 
  • Request to stop receiving emails from us. Periodically, PA Deals, LLC may send you emails to alert you to cutting edge strategies or special offers. If you do not wish to receive any of these offers, please visit our contact us page and send an e-mail requesting you be taken off of our mailing list. 
  • Security. PA Deals, LLC sites have security measures in place to protect the loss, misuse and alteration of the information under our control.

3. How Our Policy is.

If we make a change to our Privacy Policy in the future that will affect how we treat your information, we will notify you of the change. In that case, your ability to opt out of the new policy will be determined by applicable laws and we will include that information in our notification. If the change impacts how we use your information, we will notify you even if you have requested that we not contact you.

PA Deals, LLC is not responsible for any errors or delays in responding to a referral form caused by an incorrect e-mail address provided by you or other technical problems beyond our reasonable control.

DISPUTE RESOLUTION
THIS AGREEMENT PROVIDES THAT ALL DISPUTES BETWEEN YOU AND PA DEALS, LLC WILL BE RESOLVED BY BINDING ARBITRATION. YOU THUS GIVE UP YOUR RIGHT TO GO TO COURT TO ASSERT OR DEFEND YOUR RIGHTS. YOU ALSO GIVE UP YOUR RIGHT TO PARTICIPATE IN OR BRING CLASS ACTIONS. YOUR RIGHTS WILL BE DETERMINED BY NEUTRAL ARBITRATORS AND NOT A JUDGE OR JURY. You are entitled to a fair hearing, but the arbitration procedures are simpler and more limited than rules applicable in court. Arbitrator decisions are enforceable as any court order and are subject to very limited review by a court. By using PA Deals, LLC's goods and services you consent to these restrictions.

OTHER TERMS
This Agreement constitutes the entire agreement between you and PA Deals, LLC and it supersedes all prior or contemporaneous communications, promises and proposals, whether oral, written or electronic, between you and PA Deals, LLC with respect to this Web site and information, software, products and services associated with it. This Agreement shall be subject to and construed in accordance with the laws of the State of Pennsylvania, excluding its conflict of laws principles. If any part of this Agreement is determined to be invalid or unenforceable pursuant to applicable law including, but not limited to, the warranty disclaimers and liability limitations set forth above, then the invalid or unenforceable provision will be deemed superseded by a valid enforceable provision that most closely matches the intent of the original provision, and the remainder of the Agreement shall continue in effect. A printed version of this Agreement and of any notice given in electronic form shall be admissible in judicial or administrative proceedings based upon or relating to this Agreement to the same extent and subject to the same conditions as other business documents and records originally generated and maintained in printed form. All rights not expressly granted herein are reserved.
