Private Financing

Anytime you purchase a property through our company you have access to Investor Friendly Private Financing. Our financing allows you to finance:

• 100% of the Purchase Price
• 50% - 100% of the Closing Costs
• 50% - 100% of the Repair Money Needed

This funding is provided to you from our network of Approved Lenders and is ONLY available to active clients of ours. This financing can allow you to get into more deals in a shorter amount of time due to the fact you are borrowing most of the money needed on every purchase.

In order to qualify for this type of financing you must meet the following requirements:

• Credit Score of at least 670
• Liquid Cash Reserves of at least $10,000
• Debt to Income Ratio of 50% or less

Rehabbing Assistance Programs

When using this service we will provide you with a list of at least 4 contractors in which our company and/or our clients have done work with in the past. All of the contractors provided will have a reputable working relationship with our company.

When using this service you will receive:

• Contractor Referrals
• Pre Construction Walk Through with You and a PA Deals, LLC staff member or affiliate
• Assistance with determining what repairs to do and not to do while not jeopardizing your intended exit strategy but keeping in mind your rehab budget.
• Preparation of Legal and Binding Contract between You and the Contractor
• Preparation of Draw Schedule from your Escrow Account
• Visits to your property by a PA Deals, LLC representative or an affiliate representative up to three times.
• Access to our entire team. This team includes but is not limited to contractors, electricians, plumbers, painters, roofers, heating and air conditioning contacts, pest control companies, carpet suppliers and installers, and trash haulers.
• Access to PA Deals, LLC staff or its affiliates with questions and concerns.
