During Step Two you will work closely with a member of the Senior Management Team, someone who owns investment real estate themselves and has for many years. You will not be passed off to an inexperienced sales agent .
You will be presented with Property Profiles that match your investment objectives. These Property Profiles outline a property's specific details, photos, deal financials, comparable sales, redevelopment specifics, maps, and a detailed summary from a “seasoned investor's” perspective on all of the important aspects of the deal. If you like the Property Profile the next step is the actual site visit.
Your advisor will accompany you to the property for a detailed tour of the home and discuss the aspects that have been redeveloped. Typically you will spend up to an hour at the property learning all about it and getting to see the neighborhood. Your advisor will point out neighborhood specifics, nearby attractions, and answer any questions you have.
If you have made a decision to purchase the property, your advisor will prepare the necessary paperwork to make it official. PA Deals keeps things simple and typically has the entire transaction under contract with less than ten pieces of paper. There will be a two-page sales contract, a brief addendum, a rental verification confirming the rent PA Deals' guarantees you on the property, a home warranty giving you the 1 year home warranty as well as any extended warranties that are applicable and their internal sales checklist. Typically all of the paperwork is completed within one hour and the sales process can begin.
Once paperwork is in order, your advisor will put you in touch with your preferred lender and start the financing process for you. This is typically a 30-45 day process where all you have to do is collect and submit the required lender documentation, your advisor will handle the rest. Your total time commitment here is typically 30 minutes or less. Clients often say that buying real estate through PA Deals is the easiest thing they have ever done.
After your financing is approved, settlement will be conducted at the PA Deals office by a licensed and insured title company. No need to run all over town looking for another company, everything PA Deals does is done under one roof – theirs! The title company will conduct the settlement and provide you with everything to make the purchase official. PA Deals has been using the same title company for quite some time and can vouch that they understand what it is you are doing and are experts at making the process extremely smooth and easy. Upon completion of settlement, which typically takes 1 hour or less, you will be the legal owner of the property and the PA Deals management team will take over from that point forward. More than likely your property will already be rented at this point and cash flow will start accruing the day of settlement.
