Extremely High Redevelopment Standards

PA Deals redevelops all the properties they sell to extremely high standards to ensure their long-term performance. All redevelopment is completed by licensed and insured contractors who have worked with PA Deals from the beginning.

All contractors perform at a very high level and stand behind their work. PA Deals is confident investors will be more than satisfied with the renovations on all properties offered, so confident in fact, that all homes are warranted from "roof-to-basement" for one full year from the time of purchase!

Below are a few of the standards adhered to when redeveloping a property.

  • Roofing

    If a roof does not realistically have 10 years of useful life remaining, it will be replaced by a professional roofer using quality materials. Flat roofs get 60 mil. rubber and peaked roofs receive architectural shingles. These two choices have a realistic life expectancy of between 20 – 30 years.

  • HVAC

    If the heating and cooling system in a PA Deals' property does not have a realistic life expectancy of at least 10 years,it will always be replaced with either a high efficiency, natural gas, forced air unit or a heat pump. Oil heating systems are never kept in a Ideal Investment Homes home as they have experienced these to be unattractive to most residents. In most cases, on Class A and B homes, central air is also added.

  • Windows

    If the windows in a home are old and not energy efficient, all of them will be replaced with high quality, double-pane, tilt in, vinyl replacement windows.

  • Carpeting

    In almost all cases, builder's grade plush carpeting will be installed. This is a 30 oz. Duraweave brand, stain resistant product in a dark brown color that hides stains very well. This is NOT a cheap, apartment quality product. This is a top quality product and in normal situations it is expected to last 5–7 years. PA Deals stocks this carpet at a local supplier so there is always some on hand to match and repair as necessary down the road. In addition, a 6 lb. quality padding is used underneath to extend the life of the carpet.

  • Vinyl Flooring

    In almost all cases the kitchen and bathroom floors are replaced with an Armstrong brand, 7 mil. sheet vinyl flooring. This product is rated to last 20 years under normal wear and tear. Its neutral color matches the kitchens perfectly. This vinyl is also stocked by PA Deals with a local supplier so there is always some on hand to match and repair as necessary. All floors are correctly prepped before laying the sheet vinyl to ensure proper installation.

  • Electrical Systems

    All homes include a minimum standard 100 Amp electric service with circuit breakers. In addition, homes will always meet or exceed minimum electrical code standards.

  • Plumbing Systems

    All properties undergo plumbing tests to ensure their proper operation. The plumbing systems within homes offered to investors meet or exceed minimum code standards every time.

  • Paint

    A high quality Sherwin-Williams, eggshell paint is used on the interiors of all homes. This paint allows the turnover team to simply wash down walls instead of repainting entire units when tenants move out. This helps to reduce the time needed to get the property re-rented. It is also neutral in color to fit any resident's taste. This paint is kept in-stock at the office so there is always some on hand for touch ups as needed during a tenant turn over.

  • Cosmetic Appeal

    A high quality Sherwin-Williams, eggshell paint is used on the interiors of all homes. This paint allows the turnover team to simply wash down walls instead of repainting entire units when tenants move out. This helps to reduce the time needed to get the property re-rented.
